Spring Home Maintenance Tips
1. Using binoculars, check bricks, wash and cap for any damage, flashing at chimney and vents for lifting and other damage. Have a professional in to correct these problems through the warm month.
2. Check and clean gutters, down drainage spouts, and splash blocks. Make sure there is no blockage in the downspout and that water is not holding in one area of the gutter.
3. Check walkways and steps for cracks or shifting from the winter months and repair before water causes more extensive damage. Note and repair all damage to prevent trip hazards.
4. Remove any debris, dirt or leaves from the exterior of the air conditioning unit. To clean spray the entire unit with your garden hose at a high pressure. Be sure to spray through the top of the unit to wash the fins properly.
5. Ensure that drain water is being carried away from your foundation – water should be discharged a minimum of 6 feet from the home
6. Check hose bibs or any other outdoor plumbing facilities for leaks or damage. As well, if you have an automatic water sprinkler system, check the heads for leaks or damage.
7. Check dryer exhaust vent at exterior to clean screening and confirm proper cover to prevent obstruction and access for pests or insects.
8. During an April shower, look into your attic to pin point any trouble areas – look for leaks or dampness
9. Lawn seeding is most effective when done in early spring. The spring showers will help with quick germination and the new growth will have a chance to strengthen before any summertime lawn traffic. Green Option: to avoid feeding the birds and squirrels and having to water the lawn, seed the area when a rain is expected.
10. Cut back trees and shrubs in early spring. Shaping a planting before new growth starts will encourage new growth in sparse areas.
11. Remove any portion of the trees or shrubs, which may be touching or overhanging the house, roofing materials or air conditioning unit.
