Know Your Reno Rights

We are in the thick of renovation season, a time when there is often more work than contractors and fly-by-night operators seize the opportunity to make some quick cash. Before you sign a home renovation contract, it pays to know your reno rights. Here are some guidelines from the Ontario Ministry of Consumer Services to consider:

Contract

  • Before you call for quotes, make an itemized list of your renovation requirements. This will be a valuable aide in comparing quotes from different contractors. Making changes or additions during the renovation is costly and a headache for both the homeowner and the contractor.
  • Get at least three written estimates from competing contractors. The estimate should include a description of the work to be completed, an itemized list of products and services and their prices. Do not accept an estimate over the phone, or one done without the contractor inspecting the job.
  • Ask for references and check them. For paving or roofers, ask for references from jobs done a year or so earlier, as it can take time for problems to show in this type of renovation.
  • Before work starts, ask for a written contract. Under Ontario law, any job over $50 requires a written contract. It should include the name and address and contact information of the contractor, the type and quantity of materials to be used, the total cost and terms of payment, start and completion dates, warranty information, and cancellation rights. Be prepared to pay extra for work or materials that are not in the contract.
  • Never pay the full amount before the job is completed.
  • Never pay cash, as you will have no payment record or warranty.
