5 Outdoor Projects That Offer Payback In Resale Value
Although most home improvement projects will increase the value of your home, some projects offer more payback than others. More than 38 per cent of Canadian homeowners are planning a renovation, and of those, 75 per cent are sprucing up their home to sell. Here are some outdoor renovations that offer payback in resale value and enhanced enjoyment of your home:
New Roof – A tired shingled roof not only detracts from the appearance of your home, if left untended it can result in leaks and other costly repairs. If it hasn’t been repaired or replaced in the last 10 or 15 years, odds are it’s time for a new roof. Warning indicators include lifted and curling shingles, missing shingles, damaged flashing and granular deposits in the eavestrough.
Landscaping – A professional landscaping job can add curb appeal and increase resale value while adding extra outdoor living space. Adding or upgrading a wooden deck or patio is also a wise investment. Add a patio heater to extend your outdoor living space into the fall.
Vinyl Siding – Vinyl siding can transform a home’s exterior and cut down on maintenance. Replacing vinyl siding has a payback of up to 78 per cent according to the Remodeling 2014 Cost vs. Value Report, published by Hanley Wood.
Replacement Windows – Energy-efficient replacement windows are one of the highest payback renovation projects. Not only do replacement windows have a payback value of 74 per cent or more, you will also save money on heating and cooling costs for years to come.
Sprinkler System – It is estimated that 85 per cent of landscape problems are related to overwatering. Not only can overwatering damage your lawn, it can also cause drainage and foundation problems. A well-designed irrigation system can reduce water use by 20 per cent or more every summer, and that’s money in your pocket. A good system will deliver water close to the ground, decreasing water loss due to wind and evaporation.
